Welcome to our Terms page regarding our cancellation policies for the villa. Here you'll find answers to frequently asked questions related to cancellations, refunds, and changes to bookings. - Cancellation Policy & Refunds
If you need to cancel your booking, our cancellation policy applies based on how far in advance you cancel. Fees vary accordingly, with cancellations closer to the arrival date incurring higher charges. Refund eligibility also depends on the timing of your cancellation. - Mandatory Final Cleaning Fee
A one-time cleaning fee of $ 285 applies to every stay. This ensures the villa is perfectly prepared for your arrival and maintained to the highest standards for all guests.
- Fair Use Policy: Electricity Consumption
The use of 30 kWh of electricity per day is included in your reservation. If your power consumption exceeds 30 kWh per day, you will be charged an additional $ 0.55 per kWh.

Policies & Rules
- Payment & Cancellation
A 50% down payment is due upon booking the remaining 50% will be charged automatically 30 days Prior your arrival date. -Bookings cancelled 30 days prior arrival date receive a full refund of the down payment. Bookings cancelled 7 days prior arrival will receive no refund. - House Rules
No parties or events allowed. No smoking allowed in the property or under covered areas. No pets allowed. Suitable for toddlers and children under 12 only under supervision of an adult. No unregistered guests are allowed to stay over. Only registered guests are allowed to make use of the Pool. Please don’t eat or drink in the bedrooms. Respect the noise curfew. Quiet hours are between 10 PM and 7 AM Only make use of the AC with doors and windows closed. Turn off the AC when you go out. Please respect check-in and check-out times. Take care of the furnishings. You have to pay for damages. Don’t rearrange the furniture. Please do your dishes. Please take the trash out before you leave. No illegal substances allowed on the premises. The house must be used neatly, carefully and in accordance with its recreational destination. The house may only be used for recreational purposes, No commercial photo and/or video recordings, parties, and any other business use are permitted without advanced written permission. We accept normal wear and tear that can be expected with careful use. The tenant therefore has to observe the usual care when using it. Excessive damage will result in a fine. Dot not use any of the following fastening materials (screws, nails, tape, adhesive strips, etc.) on or in walls, ceilings and doors; Please make use of coasters, grids, etc. on kitchen worktops, tables, etc. In the event of loss of a remote access control unit and keys, we will charge you replacement costs. Pets are only allowed if agreed in advance. Please contact us about this. Subletting is expressly prohibited. Moving furniture such as beds, cupboards, sofas, etc. and sound and/or television equipment or taking any part of the indoor inventory outside – with the exception of crockery, glasses, cutlery, etc. for your meals outside – is not allowed. Parking should be on private property as much as possible. If parking is done outside the lot, any form of parking nuisance for other road users must be prevented. Access to technical areas such as meter boxes, swimming pool purification installations, material and tool areas is not permitted. The quiet hours in the neighborhood must be respected and it is not allowed to cause (noise) nuisance in any way. When leaving the house doors and windows must be carefully closed and locked on any departure. You can leave the glass shutters open. Report any breakage and/or damage immediately. The Property Manager has the right to check and inspect the holiday home during the rental period. All PMI staff needs to be addressed properly and with dignity and respect at all times. If the tenant, his family members, his guests or visitor(s) do not or not properly comply with the obligations under these rules of conduct, the instructions of the Property manager or his deputy or the government regulations, despite any prior warning, and to such an extent that according to the standards of reasonableness and fairness the landlord cannot be expected to continue the rental, the landlord or the observer designated by him has the right to terminate the agreement with immediate effect and the tenant and co-tenants no longer have access to the property and will receive no refund of rent. For damage caused by you and not the result of normal use or wear and tear, we will charge the repair or replacement costs. The tenant is jointly and severally liable for all loss and/or damage to the holiday home, the garden and the furnishings (inside and outside) and/or property of the house, if this is the result of acts or negligence on the part of yourself or of third parties who with your permission in and around the house. The lessor does not accept any liability for: theft, loss or damage of any kind during or as a result of your stay in the holiday home, the failure or incapacitation of technical equipment, utilities and/or facilities of the house; calamities, in whatever form, that could make your stay unpleasant.
